About this course
In this course you analyse a fictional 440-stall parking garage like an owner. You split the stalls into transient, permit, EV and accessible spaces, turn an entry and exit log into occupancy by hour with COUNTIFS and find the peak. You measure dwell time and turnover, bill tickets from a rate card with ROUNDUP, a daily maximum with MIN and early-bird and evening flats with IFS. You work out how many monthly permits the reserved stalls can carry and test spill-over, compare revenue per stall by type including a fictional EV charging margin, build the operating statement and NOI, and value the garage with a cap rate across rate and volume scenarios in a chart.
