About this course
A self-storage business economics course that runs one fictional storage facility's numbers in a spreadsheet, for self-storage owners and investors, facility managers, real estate analysts and students. You turn a unit list into net rentable square feet and compare the street rate per square foot of small and large units, measure occupancy by units, by square feet and by money, compare in-place rent with today's street rate and estimate what an existing-customer rate increase earns after extra move-outs, roll occupied units forward into a move-out rate and an average length of stay, calculate realized rent and revenue per available square foot (RevPAF), build operating expenses and NOI, forecast a lease-up curve for a new facility and value the stabilized property at a cap rate and against its development yield. Illustrative numbers, educational only, not investment advice. The first lab is free.
