About this course
A property management course that runs one fictional mixed-use building's numbers in a spreadsheet, for property managers, asset managers and real estate students. You read the rent roll for rent per square foot, occupancy and next year's expiries, build the rent waterfall from gross potential rent to rent collected and compare physical with economic vacancy and loss to lease, chart the lease expiry profile and calculate the weighted average lease term, project a new office lease under fixed-percentage, CPI-linked and stepped escalations, reconcile the year's CAM charges with each tenant's pro-rata share, age tenant arrears and estimate the bad-debt allowance, close the operating statement with NOI and budget variances and compare two offers for a vacant suite by NPV and net effective rent per square foot after tenant improvements and leasing commissions. The first lab is free.
