About this course
In this course you run a fictional 314-bed student residence in Excel, bed by bed. You turn the unit mix of studios, twins and clusters into beds, rent per unit and a bed-weighted average rent, and compare bed occupancy with fully let units using SUMPRODUCT. You build 44- and 51-week tenancy calendars with EDATE and DAYS, track pre-leasing against the prior year and a target curve, and forecast summer short-stay income with cleaning and commission. You price the all-inclusive services per bed, estimate turnover and make-ready costs, then calculate NOI, NOI per bed and yield on cost with a sensitivity grid and a chart.
