Land Subdivision & Lot Development: Gross to Net Area, Lot Yield, Infrastructure Cost per Lot, Phasing, Sales Absorption & Residual Land Value
Turn raw land into serviced building lots on paper. You will take a site from gross to net area after roads and open space, fit lots along street frontages, cost roads and utilities per lot, set a lot price mix, phase construction and sales, model monthly absorption and cash flow and work back to what the land is worth, with every cell checked as you go.

About this course
In this course you turn a fictional field into serviced building lots in a spreadsheet. You convert hectares to m², deduct roads, open space and easements and find the net-to-gross ratio, then fit whole lots along street frontages with INT and MOD and measure lots per hectare. You price a lot mix from size bands with XLOOKUP and MROUND, cost roads and utility connections per lot with fees and contingency, phase the works with EDATE, model monthly absorption with price growth, find the peak funding need and interest, and finish with a residual land value, a sensitivity table and a chart.
