About this course
This course follows the treasurer of a fictional 12-unit owners' association through a full budget year in spreadsheet labs. You split the budget into dues by floor-area share and round them up, build the operating budget from forecast actuals with a contingency, list the reserve components with remaining life and inflated replacement cost, and calculate the fully funded balance and percent funded. You then project a 15-year reserve cash-flow plan, find the low point, compare a special assessment with an association loan using PMT, apply late fees after a grace period, measure the collection rate, and finish with a budget package, new dues per unit and a pie chart.
