About this course
A home appraisal math course that values one fictional house, 14 Larkspur Ln in Maple Hollow, in a spreadsheet, for appraisal trainees, real estate agents and students, mortgage and lending staff and curious homeowners. You screen eight recent sales by distance, sale date and size with the price per square foot, fill a sales comparison grid with line adjustments for living area, bedrooms, garage and condition, derive a monthly market-conditions adjustment from a paired sale, flag weak comparables with net and gross adjustment percentages, reconcile the adjusted prices with weights, value the house with the cost approach from replacement cost, depreciation and land value, apply a gross rent multiplier and a cap rate in the income approach, and reconcile all three into a final rounded opinion of value. Fictional property, practice only, not a licensed appraisal, with no affiliation with any appraisal board. The first lab is free.
